Our Projects include newly built houses, loft conversions, garage conversions, single and double-story extensions, change-of-use planning applications etc.

From our design consultation through to the final approval we will take care of all the hassle and headaches – all for a FIXED FEE.

Design

Our architectural design team will draw up home plans, floor plans and all architectural drawings from development stage onwards. We will draw up all architectural drafting, architectural renderings, including elevations, cross-sections and layouts as well as any specialist reports needed for your builders, or for planners or building control.

Building Regulations

In addition to obtaining planning permission for your project, we can also ensure that your building works to meet all necessary building regulations to satisfy your local building control officer. Building regulations apply in England & Wales. They set out standards for most aspects of a building’s construction including energy efficiency in buildings.

We believe in Keeping it short and simple in everything as possible, and our pricing is no different! The biggest impact on the cost of drawings is not how big your extension will be, or how many rooms it will have… it is the number of floors affected. So we built our price list that way!

PROJECT MANAGEMENT  (Our Price is 5% of the total construction quote)


We have an excellent team of specialist project managers who will supervise projects from the design stage all the way through to construction. This ensures the exact designs we create and that you approve get implemented properly according to your time scale and budget. Our expert site managers are the key to delivering the results we do and as a result, our fantastic reputation. 


ASSIGNED PROJECT MANAGERS


There are only a finite number of hours in each day, and if you’re like most people, you’d rather not spend them chasing down architects, electricians, plumbers, plasterers, and other specialist tradespeople. A project manager’s job is to take responsibility for this coordination, leaving you free to get on with life while the project is underway. After all, who wants to have to pore through a long list of names, and cold-call complete strangers every time a question arises? With a project manager in place, this bother is eliminated. They’ll ensure that you only have to liaise with a handful of people – and that those people will be able to respond to you as swiftly and thoroughly as required.


DELIVERED AS PLANNED


You will be appointed a project manager at the earliest convenience so they can oversee your project from the design stage. They will hear your ideas, oversee the designs, work with you through any necessary planning permission and ensure the construction work delivers as expected.


They will coordinate the project, relaying messages to the right teams and ensuring everyone is on the same page. They will visit the site on a daily basis, listen to all your requirements, keep you updated on how to project is going, and feedback on your instructions to the relevant people.


We understand your busy lifestyle, and when projects concern your home you need efficient work that is going to cause minimal disruption. We understand client needs so our project managers constantly feedback and monitor situations to keep things moving.

Frequently asked question


How do I know if I need planning permission?


Some alterations to family homes can be carried out as permitted developments without the need for planning permission. A good source of information is the planning portal, which has details of common projects and interactive guides.


What happens if I use you as the agent to produce my plans?


We’ll arrange a time to visit you to do a site measurement survey, to produce the plans, then once you’ve approved then we’ll submit the application on your behalf.


How much are your fees?


Our fees are based on the requirements of each individual project but you can see the typical prices on our services & fees page. The onsite consultation fee is £50 non-refundable. Before we start work we will provide a written quotation for you to agree so you know exactly how much our services will cost you.


What is included in our fee?


An onsite measurement survey, preparation, and submission of your application, liaison with your local authority, professional CAD drawings.

 

Is anything not included in your fee?


We don’t include costs for any structural calculations or the production of building control drawings. Often your builder will do these as part of their service but if not, or if you would like to obtain these before selecting a builder just let us know and we’ll provide you with a very reasonable quote.


Additional cost?


The only additional cost is the fee charged by your Local authority fees, Structural engineer, Thames Water build-over agreement (if required) or any other professional fees (if required)

 

When do I pay, and how?


Part-payment is required once we have completed the survey of your home, with the balance due on completion of your drawings prior to us submitting them to your local authority. You have the choice to pay by a variety of methods – Cash, bank transfer or on-site debit card.

How long does the process take?

For most projects, the plans would be completed within 4 weeks from the initial consultations. Once you have approved the plans we can submit them on your behalf to your local authority planning department. It would then take about 8 to 12 weeks for the decision to be made.


What if there are objections?


We recommend that before approving the plans you share them with your neighbours. Involving your neighbours from an early stage reduces the chances that they object to your plans, and gives you a chance to make small amendments to satisfy any concerns. If objections are at the application stage then we are happy to work with your neighbours on your behalf to hopefully resolve the issue.

 

What if my application is rejected?


If your application is not approved by the planners then using the feedback they provide we will work with you to try to find a suitable solution. One re-submission is included in the local authority application fee, and for minor amendments, we would not normally charge a fee.
